Why should I use MoveProof for a simple rental inspection?
Move-in and move-out inspections are one of the biggest points of contention when renting. Disagreement is common, and when it happens, it can get very stressful and very expensive for all involved.
MoveProof helps you solve that problem! Think of us like an escrow for inspections: unbiased, trusted, thorough, and professional.
How do I book an inspection?
You can book your appointment right here on our site! You'll select the type of inspection you need, pick a date and time, pay the fee, provide the info we need, and that's it!
NOTE: Be sure you have everyone's contact info and you iron out a date and time that works for all parties before booking!
What are the payment terms?
You'll pay in full at the time you book your appointment. If you need to cancel, and you do it with at least 48 hours' notice, you'll receive a full refund, no questions asked. If you cancel less than 48 hours before the scheduled inspection date, your fee is non-refundable.
What exactly does an inspection include?
We inspect all areas of all rooms inside the property, floor to ceiling, including appliances and fixtures, and we inspect the exterior as appropriate. If the lease includes use of outbuildings (garage, shed, etc), we'll inspect those, too. Your inspector will make thorough notes and take pictures and video along the way, as needed. We do not inspect roofs, crawl spaces, or mechanical objects (like furnace, AC, boiler, conduit, electrical panel, etc).
Do you inspect commercial and industrial properties, or just residential?
At this time, we inspect only residential properties. This is likely to change soon, though, so check back often!
Do I have to be present during the inspection?
Technically, no, you don't - but we very strongly recommend that you be there. You don't have to follow the inspector around the property (although you can if you want to), but it's a good idea to at least be present there.
Will you check appliances and fixtures?
Yes, to a very limited extent. We need to be clear on this: MoveProof IS NOT a licensed building inspection service. We are unable to offer any mechanical or structural inspection, and we can't give any advice, opinions, or recommendations on fixes or improvements to any part of the premises. We're hands-off except for basic "on/off" checks - things like light switches, stove burners, sink taps, etc. If something isn't part of a "normal" rental inspection, we don't do it. We look, we switch on and off, we document, and that's it.
What happens after the inspection?
Within 5 business days after your inspection (but often much sooner), you'll receive an email from us containing a link to a webpage where you'll be able to access our written report along with any images or related content. The link is private (so don't share it!), and the host page is secure. The report is thorough, and there are usually between 10-40 images that go with it. If you like, you'll be able to download all contents on your private webpage.
What if the other party is uncooperative or hostile?
If any party -- lessor or lessee -- becomes unresponsive, obstructs our access to all or part of the property, or becomes difficult or threatening in their interactions with us, we reserve the right to cancel the inspection. If that happens, your fee will be fully refunded, and we will provide email documentation of the occurrence for your records.
I'm a tenant. Can I book an inspection?
Absolutely! Both lessors ("landords") and lessees ("tenants") are welcome to book an inspection. As a tenant, hiring MoveProof for your inspection can help greatly to protect yourself and your deposit funds from dispute and liability.
What is your service area?
We're located in metro Buffalo, NY. A good rule of thumb is this: If you're about 30 minutes or less from Walden Galleria, you're in our service area -- including Lockport and Niagara Falls. If you're unsure, feel free to reach out to us before booking! Unfortunately, we're unable to service any properties in Canada at this time. We're expanding rapidly, though, so check back often as our service area grows!
